Google Ads that pay for intent, not idle clicks

We build Search, YouTube and Performance Max campaigns around the searches that turn into enquiries, cut the ones that do not, and send qualified-lead data back so Google bids for the right people.

Why it matters

If you are looking for a Google Ads agency, you probably already know the platform can work. Someone searching "3 BHK flats in Kharghar" or "plots near Lucknow" has told Google exactly what they want. The trouble is how easily that intent is wasted. Broad keywords pull in job seekers and students, Performance Max quietly spends on searches for your own brand name, and conversion tracking counts page views as leads.

Good PPC management is mostly discipline. It means reading search term reports every week, building negative keyword lists before they are needed, sending each ad group to a page that matches the search, and telling Google which leads actually turned into site visits and sales so its bidding learns from outcomes rather than form fills.

Our campaigns are built and optimised by a team that includes Ahmed Ansari, with eight years in digital marketing and ₹7 crore of ad spend managed, including campaigns for Paradise, Hiranandani and Lodha. For Paradise Group, Meta and Google campaigns sold 17 flats worth ₹11.05 crore from ₹1,94,158 of spend. For My Home City in Lucknow, YouTube ran alongside Facebook and Instagram, with automatic follow-up, as the developer booked half its plots in three months.

Search campaigns

Tightly themed ad groups, responsive search ads with tested headlines, and sitelink, callout and lead form assets.

03

Weekly search term reviews, bid strategy changes as conversion volume grows, and budget moved to what converts.

  • Account audit with wasted spend analysis
  • Keyword and negative keyword lists

How we work

The process, step by step

Campaigns are usually live 7 to 10 working days after kickoff. Automated bidding needs conversion data to learn, so expect costs to steady between weeks 4 and 8 rather than in the first fortnight. Fast-track options are available when a launch date is close.

  1. Account audit

    Day 1

Wasted spend by search term, tracking accuracy, account structure, location settings and landing page relevance.

  2. Keyword and competitor research

    Days 2 to 3

Auction insights, competitor ads and offers, and a keyword map grouped by intent and expected cost.

  3. Build and tracking

    Days 4 to 7

Campaigns, ads and assets built, conversion actions created and test conversions confirmed before any spend.

  4. Launch and learn

    Weeks 2 to 4

Search terms reviewed every few days, negatives added quickly and bids kept conservative while Google gathers data.

  5. Optimise and scale

    Month 2 onwards

Budget shifted to campaigns with the lowest cost per qualified lead, new keywords tested, and offline conversions fed back.

Honest fit

Who this works for

Good fit

  • People already search for what you sell, in the cities or areas you serve.
  • You can record what happens to each lead after the form, even in a simple Google Sheet.
  • Your sale value can support the cost per click your competitors are also paying.

Not a fit

  • ✕Few people search for your product yet. Meta or YouTube will build demand faster.
  • ✕You want the most clicks for the money, regardless of intent.
  • ✕You cannot share sales outcomes, so bidding can only ever optimise for form fills.

Google Ads management is a monthly retainer, separate from the ad spend you pay to Google directly. It depends on the number of campaigns, locations and landing pages. For real estate, Google can be the single platform on the published Launch plan, or run alongside Meta on the Growth and Scale plans.

Questions to ask a Google Ads agency before you hire

  • Will the account be in our name? It should be. Agencies should work through a manager account link you can remove.
  • How often do you review search terms? Weekly at minimum in the first months. Monthly reviews let waste run for weeks.
  • What counts as a conversion? A form submission or a call over a set duration, not a page view or a button click.
  • Do you import offline conversions? Sending qualified leads and sales back from your CRM or Sheet is what lets automated bidding find better buyers.
  • Who works on the account day to day? Ask to meet them, not only the person who pitched.

Where Google Ads budgets usually leak

  1. Search partners and Display expansion. New Search campaigns often have both switched on. Unless you have tested them, turn them off and add them back deliberately.
  2. Location settings. The default "presence or interest" option can show ads to people who have only shown interest in your city. For a local clinic or store, use presence only. For property, interest can be useful for buyers relocating or investing from elsewhere, so decide on purpose.
  3. Broad match without guardrails. Broad match can work with smart bidding and strong conversion data. Without them, it spends on loosely related searches.
  4. Brand cannibalisation. Performance Max and broad campaigns often claim credit for people who searched your name and would have found you anyway.
  5. Sending all traffic to the homepage. A search for a 2 BHK in one locality should land on that project's page, not a list of every project.

A monthly Google Ads checklist

  • Review search terms and add negatives.
  • Check that conversion actions still fire with a test submission.
  • Upload offline conversions for qualified leads and sales.
  • Pause ads and keywords with spend but no qualified leads over a meaningful period.
  • Compare cost per qualified lead by campaign, not only cost per lead.
  • Check auction insights for new competitors.
  • Refresh ad copy with current offers, prices and possession timelines.

How Google Ads fits with the rest of your marketing

Google captures demand that already exists. It rarely creates it. Pair it with Meta Ads when you need more people to know about a launch, and with a fast, focused landing page for every campaign. The wider approach, including creative and follow-up, is on our performance marketing page, and real estate developers can see how the pieces fit in our real estate lead generation plans.

FAQ

Questions people ask us

What does a Google Ads agency do that we cannot do in-house?

Most in-house teams can launch a campaign. The difference is the ongoing work, such as weekly search term reviews, negative keyword management, conversion tracking that includes offline sales, landing page testing and knowing which automated settings to switch off. An agency that manages several accounts also spots cost and competitor changes sooner.

How much should we spend on Google Ads?

Start from your target cost per sale. Estimate the cost per click for your main keywords, the share of visitors likely to enquire and the share of enquiries likely to buy. That gives a realistic budget for enough sales to learn from. We share this estimate after the keyword research, before you commit spend.

Is Performance Max worth using?

Sometimes. It can find conversions across Search, YouTube, Display and Gmail, but it reports less detail and often spends on brand searches you would have won anyway. We use it once conversion tracking is reliable, with brand exclusions in place, and compare its cost per qualified lead against standard Search campaigns.

Why are our Google Ads leads poor quality?

The usual causes are broad match keywords without negatives, the Display Network switched on inside Search campaigns, location targeting that includes people merely interested in an area, and bidding optimised for form fills. Fixing tracking so Google learns which leads became sales normally improves quality within a few weeks.

How do you report on Google Ads performance?

Monthly, with spend, clicks, leads, cost per lead and, most importantly, cost per qualified lead and sales where you share outcomes. The report shows the search terms that drove results, what we changed and why, and next month's priorities. You also keep full access to the account at all times.

Should we start with Google Ads or Meta Ads?

Start with Google if people already search for what you sell and you want the highest-intent leads first. Start with Meta if you are launching something new, need volume quickly or sell a product people buy when they see it. Many businesses run both once the first platform is working.
