Real estate lead generation measured in site visits
Meta and Google campaigns designed for more than 70% BANT-qualified leads, with a page built for each project, fresh creatives every month and WhatsApp alerts so your team calls while the buyer is still interested.
Real estate lead generation usually fails in the same way. The campaign produces hundreds of form fills, the cost per lead looks cheap, and the sales team spends the month calling wrong numbers, buyers who want a 1 BHK when you sell 3 BHKs, and people who were only browsing.
We aim for something different: more than 70% of leads qualified on BANT. The buyer has a budget that fits your price band, the authority to decide or speaks for the person who does, a need for a home in your micro market, and a timeline that matches your sales plan. Your sales head helps write that definition before launch, and we score a sample of real conversations against it every fortnight.
The work follows eight fixed stages over 19 working days, from an audit of your ad account to scaling only the campaigns that hold quality. Campaigns run on Meta Ads and Google Ads inside accounts you own, point to a page built for one project, and send each lead to your team on WhatsApp the moment it arrives.
What we do for you
Account and funnel audit
Your Meta and Google accounts, landing pages and the last 90 days of leads, checked for tracking gaps, wasted spend and slow follow-up.
Micro-market competitor research
The projects competing for your buyers, with their offers, price positioning, creatives and the search terms they bid on.
A landing page for each project
Price band, floor plans, location logic, RERA details and a short form that a buyer can finish in seconds on a phone.
Creatives built for testing
Statics, carousels, reels and walkthrough cuts from your renders, drone footage and construction progress, with several hooks for each angle.
Meta and Google campaigns
Lead forms, search, retargeting and YouTube where it fits, run in your own ad accounts with Nezler added as a partner.
Instant routing and follow-up
A WhatsApp alert to your salesperson, an acknowledgement and brochure to the buyer, and drip messages for leads who go quiet.
BANT scoring with your sales head
A written definition of a qualified lead and a fortnightly review of real conversations, not form counts.
Reporting to site visit and booking
Cost per lead, cost per qualified lead, site visits and bookings, in a Google Sheet, CRM or live dashboard depending on your plan.
- Ad account audit
- Competitor offer and creative review
- Project landing page
- 8 to 30+ creatives a month, by plan
- Pixel and conversion tracking
- WhatsApp lead alerts
- BANT lead scoring sheet
- Monthly, fortnightly or weekly review, by plan
The process, step by step
Nineteen working days from kickoff to scaling. Campaigns are live 7 to 10 working days after kickoff, and the cost per qualified site visit usually settles between weeks 4 and 8, once the platforms have learned and two creative cycles have run.
Audit and competitor research
3 working daysDay one audits your ad account, pages and recent leads. The next two days map every competing project in your micro market.
Landing page and creative
5 working daysTwo days to build the project landing page, then three days to produce the first creative batch from your renders, floor plans and site footage.
Test campaigns
5 working daysSmall budgets spread across audiences, placements and hooks. This week buys information about what works, so nothing is scaled yet.
Optimise and evaluate
6 working daysOne day to cut the losers and move budget into the winners, then five days running the winners properly while your sales head scores every lead against BANT.
Scale
Ongoing, from day 20Budget rises only where the cost per qualified lead holds, through new audiences, new geographies and fresh creative, reviewed every fortnight.
Four campaigns, ₹45.37 crore of homes sold
The campaigns ran on Meta and Google. Figures come from the campaign ad accounts and the developers' closed-deal records. Value sold is homes sold multiplied by the average unit price.

Who this works for
Good fit
- You have inventory to sell and can commit at least ₹50,000 a month to ad spend.
- A named person on your sales team calls new leads back within the hour during working hours.
- You will record what happened after each call, whether the lead visited, is negotiating, booked or went cold.
Not a fit
- ✕You want to buy leads at a fixed price per lead.
- ✕You expect guaranteed bookings. Nobody honest can promise those.
- ✕You plan to judge the first month on registrations alone. Property decisions take longer than that.
Every plan is a flat monthly retainer with no lock-in. You pay ad spend directly to Meta and Google, and the ad accounts, pixel data, leads and landing pages stay yours if we stop working together.
What drives the cost of real estate lead generation
Nobody can quote your cost per lead honestly before an audit, because five things move it.
- Price band. A ₹65 lakh flat and a ₹1.25 crore flat reach different audience sizes and involve different decision times. Both can sell: Sai Sun City sold 17 flats at ₹65 lakh, while the Century 2, Emperia and Aurum campaign sold 7 homes at ₹1.25 crore.
- Competition that month. When several projects in your micro market advertise at once, auction costs rise for all of them.
- Creative freshness. Real estate audiences are small and see the same ads often. That is why the plans include between 8 and 30+ new creatives a month.
- The page behind the ad. Ads sent to a corporate homepage lose buyers who wanted the price band and floor plan in one scroll. A page built for the project, like our real estate websites, also gives the platforms better signals about who converts.
- Speed of follow-up. A lead called within five minutes and a lead called the next day are not the same lead.
Meta or Google: where to start
Meta, meaning Facebook and Instagram, finds buyers before they start searching. It suits launches, new locations and projects that need to be seen, using reels of the site, walkthrough cuts and launch offers. Expect more leads that need qualifying.
Google Search reaches people already typing a project name, a locality or a configuration. Volume is capped by how many people search, but intent is higher. YouTube sits between the two and suits walkthrough films.
On the Launch plan, pick the platform that matches your stage: Meta for a new launch, Google if buyers already search for your locality or brand. The Growth plan runs both, so retargeting can follow a buyer from one to the other.
Fix follow-up before you raise the budget
A plotted development in Lucknow came to us selling mostly through referrals, held back by poor lead quality and slow follow-up. We started campaigns across YouTube, Facebook and Instagram with automatic follow-up, so no enquiry waited for a call back. On ₹19,732 of ad spend it produced 226 leads, 56 site visits and 3 bookings. Read the Lucknow plotted development case study.
The mechanics are simple, and many teams still skip them. Send an instant WhatsApp alert to the right salesperson. Acknowledge the buyer with the brochure and price sheet. Follow up automatically with leads who go quiet. Record what happened after every call. Our lead nurturing automation setup covers each step.
Checklist before campaigns go live
- RERA registration details shown on creatives and pages as the rules require
- No assured return or guaranteed appreciation claims anywhere
- Pixel and conversion events tested with a real form submission
- WhatsApp alerts reaching a named salesperson, not a shared inbox
- Brochure and price sheet ready to send automatically
- A written definition of a qualified lead, agreed with sales
- A lead status sheet your team will actually update

ExploreQuestions people ask us
How soon will leads start coming in?
Campaigns go live 7 to 10 working days after kickoff, once tracking, the project page and the first creatives are ready, and leads arrive from the first day. What takes longer is the cost per qualified site visit. It usually settles between weeks 4 and 8, after the platforms finish learning and two rounds of creative have been tested.
Can you guarantee a cost per lead?
No, and be wary of anyone who does. Cost per lead moves with your city, price band, project stage and how many competing projects are advertising that month. After the audit we agree a target, optimise towards it every week, and tell you plainly when it is being missed and what we are changing.
What counts as a BANT-qualified lead?
A lead who can be reached, has a budget that fits your price band, is the decision maker or speaks for one, wants to buy in your micro market and plans to do so inside your sales timeline. Your sales head helps set the exact definition before launch, and we score a sample of leads together every fortnight.
Who owns the ad accounts and the leads?
You do. Campaigns run in your own Meta Business Manager and Google Ads accounts with Nezler added as a partner, and leads flow into your own sheet or CRM. If we stop working together, the accounts, pixel data, leads and the landing pages we built all stay with you.
Do you call the leads for us?
No. Your sales team knows the project and should own the conversation. We make sure each lead reaches them fast and warm, with an instant WhatsApp alert, an acknowledgement and brochure sent to the buyer, follow-up messages for leads who go quiet, and a review of your call script.
What do you need from us to start?
Access to your ad accounts and analytics, the project renders, floor plans, price bands and RERA details, one person who can approve creatives quickly, and a named contact on the sales side who is responsible for calling leads back. With those in place, the audit starts on day one.
