Real estate marketing from launch day to booking

We build the project site, run Meta and Google campaigns, get your projects found in search and AI answers, and send every lead to your sales team on WhatsApp as it arrives. Progress is reported in site visits and bookings.

Why it matters

Most developers do not need another real estate digital marketing agency that reports reach, clicks and a cheap cost per lead. They need fewer wasted calls, more families at the site office, and bookings they can trace back to the money that produced them.

The problem is rarely one bad campaign. The buyer journey is long and split across too many hands: one vendor runs the ads, a freelancer builds the landing page, nobody owns search, and leads sit in a spreadsheet until someone calls the next morning. By then the buyer has enquired at three other projects.

We run digital marketing for real estate as one connected system. A launch microsite, typically live in 3 to 7 days. Meta and Google campaigns designed for qualified buyers, explained on our real estate lead generation page. Project, locality and brand pages that rank on Google and appear in AI Overviews, covered under real estate SEO. WhatsApp alerts and follow-up so no lead waits. Creatives that carry RERA registration details as the rules require.

Real estate is our main industry, and we have managed ₹12 Cr+ of ad budgets across clients. Our founder also runs 8BHK Realty, and our campaign strategist has worked on Paradise, Hiranandani and Lodha campaigns, so we judge a lead the way your sales head does.

How we work

The process, step by step

Microsites are typically live in 3 to 7 days and campaigns 7 to 10 working days after kickoff. The cost per qualified site visit usually settles between weeks 4 and 8. SEO builds more slowly and keeps paying after launch budgets shrink.

  1. Audit and market research

    Days 1 to 3

Your ad accounts, current website and last 90 days of leads, plus every competing project in your micro market and how it is priced and advertised.

  2. Project page and creatives

    Weeks 1 to 2

The microsite or landing page goes live with tracking and lead routing, and the first creatives are cut from your renders, floor plans and site footage.

  3. Test campaigns

    Weeks 2 to 3

Small budgets across audiences, placements and hooks. Campaigns go live 7 to 10 working days after kickoff.

  4. Qualify and optimise

    Weeks 3 to 8

Leads are scored against budget, authority, need and timeline with your sales head. Losing ads are cut and budget moves to what brings site visits.

  5. Scale and build search

    Month 2 onwards

Budget grows only where the cost per qualified lead holds, while SEO pages, retargeting and WhatsApp drips bring back buyers who were not ready in week one.

Honest fit

Who this works for

Good fit

  • You are launching or selling a project and want the site, the ads and the follow-up handled by one accountable team.
  • Someone on your side can share price bands, floor plans and RERA details and approve creatives within a day or two.
  • Your sales team will tell us which leads visited the site and which booked.

Not a fit

  • ✕You only need a brochure design or a handful of social media posts.
  • ✕You want guaranteed bookings. Nobody honest can promise those.
  • ✕You want to advertise and take bookings for a project before it is registered with RERA.

Performance marketing plans start at ₹50,000 a month for one project on one platform, with Growth at ₹85,000 and Scale at ₹1,50,000. Prices exclude GST and ad spend. Websites and SEO are quoted separately once we have seen the project.

A launch marketing plan, week by week

A project launch is where marketing money is most often wasted, because everything has to happen at once. This is the sequence we follow, and the one we would suggest to any developer running a launch with an in-house team.

Week 1: research and the project page

Audit what already exists: ad accounts, the current website and the last 90 days of leads. Study every competing project in your micro market, including offers, price positioning and creatives. Collect the RERA registration number, price bands, floor plans, renders and site footage, then build a page for this project alone. A launch microsite typically takes 3 to 7 days, and our guide to real estate websites covers what it should include.

Week 2: creatives and test campaigns

Produce statics, carousels and reels with several hooks for each selling angle. Test the pixel and forms with real submissions, and connect every form to WhatsApp alerts for the sales team. Campaigns usually go live 7 to 10 working days after kickoff, on small budgets spread across audiences and placements.

Weeks 3 and 4: qualify before you spend more

Cut the ads that lost and move budget into the ones that won. Score leads with your sales head against budget, authority, need and timeline. Do not raise the budget yet, because lead quality is still unproven.

Weeks 4 to 8: find the real cost of a site visit

The cost per qualified site visit usually settles in this window, after the platforms finish learning and two rounds of creative have run. Scale only what holds quality, and add retargeting and lead nurturing automation for buyers who are interested but not ready.

What a real estate digital marketing agency should cost

Our performance marketing plans are public, so you can budget before a call. Prices exclude GST, and ad spend is paid directly to Meta and Google.

Plan Retainer a month Suggested ad spend a month Built for
Launch ₹50,000 ₹50,000 to ₹1 lakh One project on one platform
Growth ₹85,000 ₹1.5 lakh to ₹4 lakh Meta and Google with retargeting and drips
Scale ₹1,50,000 ₹4 lakh or more Up to two projects, with shoot days

Four things move your total: the number of projects, whether you need both platforms, how much fresh creative your market burns through, and how crowded your price band is that quarter.

Measure bookings, not leads

Cost per lead is the easiest number to report and the easiest to flatter. Track four numbers instead: cost per qualified lead, site visits, cost per site visit and bookings. Add a fifth that no ad platform shows you: how long a new lead waits for the first call.

Across four Mumbai-region campaigns, ₹10,48,976 of ad spend produced 5,642 leads at a ₹186 cost per lead, 180 bookings and ₹45.37 Cr of homes sold. The lead count was never the headline. The bookings were.

Price band also changes what good looks like. My Home City, a plotted development in Lucknow, turned 1,653 leads into 495 site visits and 52 bookings. Karma Lands, with premium plots in North Bangalore starting at ₹75.99 lakh, turned 1,271 leads into 57 site visits and 25 bookings. Similar lead volumes, very different funnels, and both sold. Judge each project against its own price band, never against another project's cost per lead.

FAQ

Questions people ask us

What should a real estate marketing agency actually do for a developer?

It should cover everything between a buyer first seeing your project and walking into the site office. That means the project website, Meta and Google campaigns, search visibility, lead routing and follow-up, and reporting that ties spend to site visits and bookings. If an agency reports only reach, clicks and cost per lead, the half of the journey that decides whether the budget worked is missing.

How much should a developer budget for marketing a project?

Our public plans run from ₹50,000 a month for one project on one platform to ₹1,50,000 a month for up to two projects with shoot days. Ad spend is separate and paid to Meta and Google directly, from ₹50,000 to ₹1 lakh a month on Launch, ₹1.5 lakh to ₹4 lakh on Growth, and ₹4 lakh or more on Scale. All prices exclude GST.

Should we start with ads, a website or SEO?

For a launch, start with a fast project page and campaigns, because they bring enquiries within weeks. Start SEO for the project, locality and developer brand at the same time, since it takes months to build and keeps working after launch budgets shrink. A developer with several projects should also invest early in a corporate site that wins brand searches.

How do RERA rules affect ads and project pages?

RERA registration details appear on project pages and ads as the rules require, usually the registration number and the state authority's website, and a project should not be advertised before it is registered. Requirements differ from state to state and change over time, so check the current rules for your state before a launch. Claims such as assured returns or guaranteed appreciation are best avoided.

Do you work with realtors and channel partners too?

Yes. Realtors use the same system at a smaller scale, with a page for each project they are mandated to sell, a focused campaign on one platform and fast WhatsApp follow-up. Before launching, check the developer's rules on using project names, renders and prices in your advertising, because some developers restrict what channel partners can publish.

Which cities do you work in?

Our registered office is in Bhubaneswar, and our Mumbai and Delhi NCR teams work from partner offices in Navi Mumbai and Noida, with meetings by appointment. Our real estate work so far covers Navi Mumbai, Kharghar, Panvel, Lucknow, North Bangalore and several projects across Odisha. Websites and campaigns are run remotely, so what matters most is a decision maker on your side who knows the local market and can approve quickly.
