Meta ads that fill your pipeline with real buyers

We run Facebook and Instagram campaigns where the creative does most of the targeting, every lead is scored with your sales team, and budget grows only when cost per qualified lead holds.

Why it matters

Businesses usually start looking for a Facebook ads agency, or a Meta ads agency since Facebook and Instagram now run from one Ads Manager, for one of two reasons. Leads have become too expensive, or they are cheap but nobody answers the phone. Both problems usually come from the same place: campaigns optimised for form fills, creative that has not changed in months, and no feedback telling Meta which leads turned into buyers.

Meta is where people discover things they were not searching for yet. That makes it powerful for launches, travel, education and property, and it makes creative the most important lever you control. Targeting has become broad and automated; the ad itself now decides who responds.

Our Mumbai-region property campaigns ran on Meta and Google together, and their results are taken from the campaign ad accounts and the developers' sales records. Hiranandani Fortune City produced 1,753 leads and 13 home sales worth ₹14.95 crore from ₹3,21,704 of spend. Century 2, Emperia and Aurum in Navi Mumbai turned ₹2,02,828 into 973 leads and 7 sales. For premium plots at Karma Lands in North Bangalore, lead generation campaigns produced 1,271 leads, 57 site visits and 25 plot bookings.

What you get

What's included in meta ads

01

Account structure that lets Meta learn

Fewer, better-funded ad sets instead of dozens of tiny audiences, so campaigns leave the learning phase and stabilise.

02

Creative strategy and production

Statics, carousels, reels and videos with several hooks per angle, refreshed before performance fades.

03

Instant forms or landing pages

Meta lead forms with qualifying questions, or a fast landing page when you need more intent, chosen per offer.

04

Pixel and Conversions API

Browser and server events set up and deduplicated, so Meta still sees conversions when browsers block tracking.

05

Audiences and retargeting

Broad and Advantage+ audiences guided by good signals, plus retargeting of video viewers, page visitors and form openers.

06

Lead quality scoring

Each lead rated with your sales team on budget, decision-making power, need and purchase timeline, then fed back to Meta as a conversion event.

07

Instant lead delivery

Every lead pushed to a Google Sheet, WhatsApp alert or CRM, with an automatic acknowledgement sent to the buyer.

08

Weekly optimisation and reporting

Spend, cost per lead, cost per qualified lead and creative performance reviewed weekly, with a clear next action.

  • Ad account and pixel audit
  • Creative testing plan
  • Monthly ad creatives
  • Lead form or landing page
  • Conversions API setup
  • Lead routing and buyer acknowledgement
  • Weekly and monthly reports
How we work

The process, step by step

Most accounts are spending within 7 to 10 working days of kickoff. Treat the first two weeks as research, and judge cost per qualified site visit from weeks 4 to 8 onwards. Fast-track options are available when a launch date is close.

  1. Audit and access

    Day 1

Business portfolio ownership, pixel health, past campaigns and lead quality checked, with access set up in your name.

  2. Angles and creative

    Days 2 to 6

Three or four messaging angles, such as location, price, lifestyle or offer, each produced in several formats and hooks.

  3. Test phase

    Days 7 to 12

Controlled budgets across angles and formats. Leads are called quickly so quality data arrives within days.

  4. Score and cut

    Weeks 3 to 4

Angles with poor lead quality switched off even if leads look cheap. Qualified-lead events sent back to Meta.

  5. Scale and refresh

    Ongoing

Winning angles get more budget in steps, and new creative goes in every month before results fade.

Honest fit

Who this works for

Good fit

  • You sell something people decide on after seeing it, such as property, travel, education or events.
  • You can supply renders, photos, video footage or access for a shoot.
  • Your team will call leads the same day and share which ones were genuine.

Not a fit

  • ✕Buyers only look for you at a moment of urgent need. Google Ads suits that better.
  • ✕You want to run the same ad for months without new creative.
  • ✕You want the lowest cost per lead, whatever the quality.

Meta Ads management is a flat monthly retainer, and ad spend is billed by Meta to your own account. For real estate, the published Launch plan at ₹50,000 a month covers one platform, one landing page and 8 to 10 creatives a month, excluding GST and ad spend. Plans for other sectors follow an audit.

How to judge a Facebook ads agency before you hire one

Ask to see real Ads Manager screenshots, not only summary slides, and ask what happened to the leads afterwards. A strong agency can tell you its cost per qualified lead and how many leads became sales, not just cost per lead. Also ask:

  • Whose business portfolio will own the ad account, pixel and page? The answer should be yours.
  • How many new creatives will you produce each month, and who makes them?
  • How is lead quality measured, and how does that information get back to Meta?
  • What happens in the first two weeks, and when should we judge results?

Why creative now matters more than targeting

Meta's delivery system has become broad and automated. Detailed interest targeting matters less than it did, and the ad decides who stops scrolling. A reel about a two-minute drive to a metro station attracts a different buyer from one about a clubhouse. That is why we build campaigns around angles (location, price, lifestyle, investment, offer) and produce several hooks for each. The angle that wins becomes the targeting.

Practical rules we follow:

  • Show the product or place in the first two seconds.
  • Put price, location or offer on screen early. Hiding the price attracts people who cannot afford it.
  • Make vertical video for reels and stories, not cropped landscape footage.
  • Replace creatives when the cost per qualified lead rises, not on a fixed calendar.

The learning phase, and why budgets spread thin fail

An ad set needs roughly 50 optimisation events in a week to exit Meta's learning phase. If your cost per lead is ₹200, that is about ₹10,000 a week for each ad set. Split a ₹40,000 monthly budget across eight ad sets and none of them gets there. Consolidate first, then expand.

Mistakes we fix most often in Meta accounts

  • The ad account belongs to a freelancer or a previous agency, and the pixel history goes with it.
  • Pixel without Conversions API, or both sending the same event without deduplication.
  • Optimising for link clicks or reach when the goal is leads.
  • Boosting posts from the page instead of running structured campaigns.
  • No follow-up system. Leads that wait a day go cold. Pair campaigns with lead nurturing automation and see how it fits into our wider performance marketing approach.
FAQ

Questions people ask us

Why are Facebook lead form leads often low quality?

Instant forms are pre-filled with the person's details, so submitting takes two taps and happens by accident or out of mild curiosity. The fixes are a higher-intent form type with a review step, one or two qualifying questions, clear pricing in the ad, fast follow-up, and sending qualified-lead events back so Meta finds more people like your real buyers.

Should we use Meta instant forms or a landing page?

Instant forms usually give more leads at a lower cost, while landing pages give fewer leads with more intent, because the person has read about the offer first. We often test both. For high-value purchases such as property, a landing page with price, location and floor plans tends to produce leads the sales team prefers.

What is the Conversions API and do we need it?

It sends conversion events from your server or CRM directly to Meta, instead of relying only on the browser pixel, which ad blockers and privacy settings can stop. Yes, most advertisers need it. It also lets you send offline events, such as a site visit or booking, so Meta can optimise for them.

How many ad creatives do we need each month?

Enough to keep testing new angles and replace ads before they tire. Our real estate plans include 8 to 10 creatives a month on Launch, 16 including reels on Growth, and 30 or more with shoot days on Scale. Smaller budgets need fewer creatives, but never just one.

What results have your Meta campaigns delivered?

Our four Mumbai-region property campaigns, which ran on Meta and Google together, generated 5,642 leads at ₹186 per lead from ₹10,48,976 of spend, and the developers sold homes worth ₹45.37 crore. Go Holidays, a travel company, credits our Facebook and Instagram campaigns for its Thailand trips with impressive returns. Past results depend on the project, price and market, so they are not a promise.

Is a Meta ads agency worth it for a small budget?

It can be, if the budget is enough for Meta to learn. Each ad set needs roughly 50 conversions a week to leave the learning phase. With a small budget, run fewer ad sets, optimise for a higher-volume event at first, and put the effort into creative and follow-up rather than complex structures.
